The grant for home renovation under the government’s relevant program, while an advance payment equal to 60% of the approved amount is provided.
The new online platform for issuing a Certificate of Eligibility under the action “Home Renovation” of the NSRF 2021-2027 and in the course of the programs “My Home I” and “My Home II” Minister of Social Cohesion and Family, Domna Michailidou, speaking on ERT.
Ms. Michailidou announced that the platform is launching today via gov.gr and the address anakainisi.apps.gov.gr. Using their Taxisnet credentials, citizens will be able to determine whether they are eligible, which income bracket they fall into, and which of their properties they wish to renovate. The Certificate of Eligibility may be issued until August 24, 2026.
The program, with a total budget of 480 million euros, provides for a subsidy ranging from 70% to 95% and up to 36,000 euros per residence. In addition, up to €2,500 is covered for studies, permits, and inspections.
For a household with two children, the maximum annual income is €45,000. An additional increase in the grant percentage is provided for, under the terms of the program, for homes in island or mountainous areas, single-parent, families with three or more children, as well as for people with disabilities or families with a member with a disability.
Eligible homes must have a building permit issued by December 31, 1990 and have a living area of up to 120 square meters. For families with three or more children, the limit increases to 150 square meters, without changing the maximum grant amount.
Renovation work and minor improvements
In the second stage, beneficiaries will submit their funding application and specify the work they wish to carry out. 60% to 80% of the funding covers renovation work, and 20% to 40% covers minor energy-efficiency upgrades.
The advance payment is of particular importance: After the application is approved, 60% of the approved grant amount will be deposited into a special bank account. To access these funds, the beneficiary must first have paid, via the banking system, 40% of their required co-financing to the contractors or suppliers and submit the relevant supporting documents.
Priority is to activate vacant homes
“Today we are launching the platform and giving citizens the opportunity to immediately determine if they are eligible and which of their properties they can renovate. The grant can reach up to 95% and 36,000 euros, while an advance payment equal to 60% of the approved amount is provided so that work can begin without delay. Our top priority is to activate vacant homes and increase the number of available residences for long-term rental,” emphasized Ms. Michaelidou.
Properties included in the program must maintain their declared use for at least five years. When made available for rent, the rent will remain fixed for at least the first three years, and short-term rentals will not be permitted.
Overall, it is estimated that the initiative will cover approximately 25,000 homes, bolstering both the supply of rental properties and sustainable homeownership.
Regarding the “My Home I” and “My Home II” programs, the minister noted that they have already helped thousands of young people and families acquire their first home. Through these two programs, 24,095 loans have been approved and 20,080 contracts have been signed.
“In the housing sector, we are addressing both demand and supply. With the ‘My Home’ programs, we are making it easier to purchase a first home. With the ‘Home Renovation’ program, we are revitalizing properties that currently remain underutilized. We need more housing and more real choices for citizens,” the minister concluded.
